The Lakeville Village Story

Lakeville Village originally opened in 2000 and is now a 50-site, 55 and older resident-owned manufactured home community. But that transition didn’t happen overnight. We formed the Lakeville Village, Inc., and started on the path to resident-ownership in 2016. That’s when, with the help of PathStone Corporation and ROC USA, LLC, we purchased and took control of our community on Aug. 4, 2016. Now, the resident-owned community (ROC) is not only a successful business, but also a thriving neighborhood.

The process of the resident-owned community buying the land beneath our neighborhood brought this community closer together. And with no outside landlord to report to, we’re the envy of other nearby manufactured home communities. We are proud of the well-maintained homes on spacious lots in our community and feel lucky that our neighbors are also our friends.

Lakeville Village is located in the beautiful Finger Lakes region of upstate New York, 10 minutes from world-class healthcare and a short 25-minute drive to Rochester. Our community is a half-mile from Conesus Lake, which includes Vitale Park, where our residents enjoy walking trails, picnics and free outdoor concerts in the summer.

Our Member households elect our Board of Directors, which works with a property management firm and also appoints various volunteer committees to help with special projects, celebrations, community improvements and more.

The Board submits a budget every year, and the entire Membership votes on it and any changes to the rent before the budget becomes official. We’re running the business that is our community on our terms, by our rules, for the betterment of ourselves and our neighbors.

Letchworth State Park is only 30 minutes from our community and is known as the Grand Canyon of the East and rated Best State Park by USA TODAY Readers’ Choice Awards in 2015. Local amenities include: championship golf courses, world-renowned colleges and universities, a Wegmans grocery store, wineries, a cidery and several breweries, as well as fantastic restaurants and shops. Conveniently located on Route 20A, just one mile east and two miles south of I-390, Lakeville Village has multiple options for hiking and outdoor adventures with spectacular scenery in the Genesee River Valley.

Lakeville Village Co-op

Perhaps the most signifigant benefit of living in Lakeville Village is the bond we have as a community. We work together on projects such as the memorial garden with engraved pavers. This garden provides a quiet, contemplative place to enjoy nature and honor neighbors who have contributed so much to our community.

Lakeville Village residents work hard to improve our 55+ community and celebrate with frequent social gatherings. Neighbors come together for planned and spontaneous social activities such as our Fourth of July fireworks, Thanksgiving Dinner, Christmas Holiday Dinner, outdoor movies, friendly golf outings and community-wide events like our annual picnic. We enjoy giving back by working together on community service projects like Soldier Outreach and collecting food for local food banks.
